Infrared Property Inspections provides all areas of residential home inspection and is licensed (#8222) by the state of Texas. Kyle Ligon is a member, in good standing, of the Better Business Bureau (BBB), NACHI (National Association of Certified Home Inspectors), ABOR (Austin Board of Realtors), TREC (Texas Real Estate Commission), and TAR (Texas Association of Realtors). All of these groups are the best of the best, and not all are easy to join. NACHI requires 8 more hours of continuing education each year, than required by TREC, which is 16 hours, totalling 24 hours/year. NACHI also requires an annual exam, many mandatory inspector education classes, and much more found at www.nachi.com.

What do you get for your money? You get pictures printed in the text with a description of each picture. The report comes in a 1" thick, 3 ring hard binder that includes the TREC standards of practice (SOP), A NACHI inspection agreement, 8 page glossary of terms, a preclosing walk through check-list for use later during closing, and an 80 page home owner's manual as your gift. I can send it to you and your agent via email, or delivered if needed. We use thermal imaging cameras if we see something that needs further investigating for free, but there is an extra fee for an entire home scan due to the extra time it takes to walk the entire house. Same goes for a complete electrical analysis of the entire home. If we see something, it's free, otherwise there is an extra charge due to the extra time involved for the complete house analysis.

We go above and beyond all the state requirements for being a home inspector. We are proud to say that we carry more specialized tools than most any other home inspectors out there, including digital cameras, IR cameras, a one of a kind circuit analyzer, combustable gas detector, carbon monoxide detector, and more. All these tools are not required by TREC, but, when we do something, we do it right. Just like when I was a builder. Also, we don't do more than 2 inspections/day/inspector, which gives us a full 4+ hours to inspect an average size home. Most comapanies spend as little as 2 hours to inspect a home. More hours cost more money, and for larger homes too.

We offer more services than most inspection companies, such as, a complete scan of the entire home with our infrared camera. Infrared can locate moisture intrusion, lack of insulation, leaks in your A/C ducts, electrical hotspots/outlets, and even pests like mice and insect nests. Once we locate possible problems we double check it with other tools to insure there is or is not a problem. We also offer a complete electrical analysis using a one-of-a-kind tool that measures voltage drop, impedances, checks for AFCI and GFCI plugs and breakers, false grounds, and much more. All of those tests can uncover bad, or loose wiring which can cause fires.
